See what your land can become.
AI to find land, test feasibility and design the development, for housing, mixed-use, commercial and data-centre developers in the USA and India.
What is Keystone?
Keystone is an AI platform that helps developers find land, test whether it works, and design the development. It gives options with the assumptions, costs and schedule behind each one. It covers housing, mixed-use, commercial and data-centre sites, from mid-rise to high-rise, in the USA and India.
What does it do?
It checks the land, plans the site and tests the numbers on one connected model. Land Intelligence checks zoning, access, utilities and risk. Generative Planning makes master plan options. Feasibility and Underwriting turns them into cost, schedule and report outputs. See AI for real estate development.
Who is it for?
Developers who decide whether to buy or build on a site, and teams that fund or advise them. Data-centre developers can use the same platform to check power, fibre, water and flood on one parcel. See data centre feasibility.
Which rules does it use?
In India: RERA, NBC and CPWD. In the USA: the IBC plus city and county zoning, including floor area ratio (FAR). It shows which rule it used. It does not issue a compliance certificate. A licensed professional still does that. More answers in the FAQ.
Who built it?
Keystone AEC was founded by Ishant Bajaj. Find Ishant on LinkedIn. Keystone is built for India and the USA from the start.
What Keystone does for developers and lenders
Land Intelligence
Satellite imagery and GIS filtered for zoning, access, utilities, contamination, and title issues — a ranked list of viable sites with risk scores, not a raw data dump.
Generative Planning
Requirements in, multiple masterplan options out — optimized for FSI, parking, cost, and time, auto-checked against zoning, compliance, and site constraints.
Feasibility & Underwriting
A comprehensive feasibility report and underwriting report, generated from the same live model — not a static PDF reconstructed after the fact.
Every number shows its rule
A number you cannot trace is a number you cannot defend. Each result in a Keystone report names the rule or data behind it, and says if it is an assumption.
- Sourced
Taken from a named rule or dataset. The source is shown next to the number.
- Assumed
A stated assumption that you can change. The result recalculates.
- Unknown
The data is missing, so the report says unknown. It never fills the gap with a guess.
One result line
- Result
- Maximum floor area for the parcel
- Rule
- The zoning rule that applies to this parcel
- Source
- Authority, document and section, shown
- Inputs
- Your site boundary and the values you set
- Status
- Sourced · Assumed · Unknown
One platform. Two kinds of site.
Any site decision starts with the same question: what can this land become, and what will it cost? Keystone now answers it for data centres as well as buildings.
Real estate
Housing, mixed-use and commercial, from mid-rise to high-rise. Site boundary in; master plan, unit mix, cost, feasibility and underwriting out.
Data centres
Power, fibre, water, flood and land checked on one parcel. A verdict, three campus options, and the cost and schedule behind them. India and USA, in beta.

Draw the boundary
Mark a site boundary and state your requirements — unit mix, budget, timeline.
Keystone runs the chain
Land intelligence, generative planning, and financial modeling run in sequence — automatically, on the same live model.
Get an investable output
A master plan, unit mix, cost estimate, and underwriting-ready feasibility report — the same day, not the 4–12 months it usually takes.

Questions worth asking before you talk to us
How is Keystone different from a feasibility consultant?+
A consultant delivers one static report over weeks. Keystone generates a master plan, unit mix, cost estimate, and full feasibility/underwriting report from a site boundary in a day, and the model stays live — change a parameter and the output recalculates.
Is Keystone's output code-compliant?+
Keystone's layouts are generated against prescriptive zoning and building-code provisions. It does not issue a compliance certification — that remains a licensed professional's role.
How long does a Keystone feasibility report take?+
A day, not weeks. Land intelligence, generative masterplanning, and feasibility/underwriting run on the same connected model, so there's no separate consultant hand-off — turnaround is measured in a day instead of the industry-standard 4-12 months.
What geographies does Keystone cover?+
USA and India. India coverage is RERA/NBC/CPWD-aware; USA coverage is IBC plus jurisdiction-specific FAR and zoning rules, not a national average. Built for India and the USA from the start, not ported from one market to the other.
We're not building a better version of the old process. We're building what replaces it.
Run a real site through Keystone and see the output for yourself.
